Recently my partner and I were looking for a new home, with a simple wish list: a detached property with a driveway and a garden. We completed on our new home with only one wish out of the three achieved, despite viewing plenty of properties that offered all three of our wishes. Why? Location, location, location!
When it comes to purchasing or renting a new home, there are a myriad of factors to consider. But most of us search by budget, then number of bedrooms and bathrooms, square footage, or property type.
However, often one of the fundamental aspects of searching for the right property can get overlooked and one which can profoundly impact your daily life – location. The adage in the property world, and the war cry of Kirstie Allsopp and Phil Spencer "location, location, location," holds true for good reason.

Daily commute and travel ease
Your property location determines some of the most fundamental activities you undertake on a daily basis. Whether you are heading to work, school, or running errands, the distance and ease with which you can travel to your destinations can make a world of difference.

Highly rated GP surgeries and dentists often have waiting lists. What are the alternatives if your first choice is over-subscribed?
Additionally, access to public transportation and major highways can make it easier to explore the surrounding area and access employment opportunities, especially if you do not own a car.
Future growth and development
Another crucial consideration is the potential for future growth and development in the area. Investing in a home in a rapidly growing neighbourhood or up-and-coming area can offer long-term financial benefits. As the area develops, property values may appreciate, providing a return on your investment. Moreover, new businesses and infrastructure projects can enhance your quality of life and attract new residents, contributing to the overall desirability of the location.
Emotional wellbeing and lifestyle preferences
